The Buying Process
Once a price is agreed by both seller and buyer a pre-contract is signed to secure the property and the deposit recorded. This deposit is usually 10% of the purchase price which is returned if there are problems with the title or other issues.
All EU citizens have equal rights when buying a property in Greece. The buyer will need a valid passport and a Greek tax number. You can appoint a power of attorney to apply for the tax number on your behalf.

Before the final contract is signed a lawyer or notary will do a title search on the property and ensure there are no outstanding fees or any other problems with the property. Then the government transfer tax is paid and the purchase deed is signed by the buyer and the seller in the presence of their lawyers and a public notary.

Building Guidelines

Village Boundaries
There are legal limits set on the per cent of your land that can be used for building purposes. This changes according o whether the plot is within the village planning zone, in which case you will need to buy less land to build a house, or if it is outside the village boundaries where the minimum oamount of land required is four thousand square metres before a building permit is issued (less if it is on a main road).
